Home Prices in The Villages

Home prices in The Villages, Florida, have been declining for several years after reaching record levels during the pandemic. The trend is attracting attention because The Villages is one of the largest master-planned 55-and-older communities in the United States.

For buyers considering a home there, the falling prices and growing inventory may create more opportunities. However, understanding why home prices in The Villages are falling is important before making a real estate decision.

Home Prices Have Declined Since 2022

Home prices in The Villages reached a 10-year high in 2022 as demand surged during the COVID-19 pandemic. According to Realtor.com listing data, the median listing price reached approximately $436,850 that year.

Since then, prices have steadily moved lower. By August 2026, the median listing price had fallen to about $377,784.

Although this represents a significant decline from the 2022 peak, local real estate professionals describe the change as part of a broader market correction rather than a sign that demand for the community has disappeared.

The pandemic created unusually strong demand for homes, pushing prices sharply higher. As market conditions normalized, prices began moving back toward more sustainable levels.

More Homes Are Coming Onto the Market

One of the biggest reasons behind the decline is the increase in housing inventory.

In 2022, only about 153 homes were available for sale in The Villages, a 10-year low. Inventory later increased substantially, reaching 651 homes in 2025. By August 2026, around 586 homes were on the market.

When buyers have more properties to choose from, sellers may need to price their homes more competitively. This increased supply can put downward pressure on home prices, particularly when buyer demand does not grow at the same pace.

For prospective buyers, however, greater inventory can mean more choices and potentially stronger negotiating opportunities.

An Aging Population Is Affecting Housing Supply

The Villages has attracted residents for decades, and many homeowners who purchased properties years ago are now reaching an age when their housing needs are changing.

Some homeowners may decide to move closer to children, other relatives, or medical services. Others may sell their homes after a spouse passes away, particularly when family members do not plan to keep the property.

This natural transition is common in 55-and-older communities. However, The Villages has a large population of long-term residents who entered the community around similar periods. As more of these homeowners decide to sell, the number of resale properties can increase.

New Construction Is Adding More Competition

Another factor affecting home prices in The Villages is continued new-home construction.

The community’s developer continues to build and introduce new properties, adding to the supply of homes available to buyers. When new construction increases while demand remains relatively stable, sellers of existing homes may face greater competition.

However, new construction does not necessarily replace demand for resale homes. Location, upgrades, neighborhood preferences, and proximity to friends or family can all influence a buyer’s decision.

Some buyers may prefer an existing home in an established part of The Villages, while others may prioritize a newer property that offers modern features and customization options.

What Falling Prices Mean for Buyers

For buyers, the current market may offer more flexibility than during the pandemic housing boom. Increased inventory can provide additional choices and more time to compare properties.

Still, buyers should look beyond the listing price. Mortgage rates, property taxes, insurance, maintenance costs, and the condition and location of the home should all be considered when calculating the total cost of homeownership.

Ultimately, home prices in The Villages are falling largely because the market is rebalancing after the exceptional price increases of the pandemic years. Growing resale inventory, aging homeowners, and continued new construction have increased supply.

For buyers and sellers alike, understanding these market conditions can help them make more informed real estate decisions.
